Rudy Flores plans real estate around military moves. He’s a Real Estate Strategist and Realtor® with Coldwell Banker West, and he works with the Patti & Jeff McKelvey Team.
Some readers are PCSing into San Diego and want to buy. Others are PCSing out and need to sell, rent out or keep a home. Rudy works on the real estate side of both. A lender you choose works on the VA loan, and your orders set the dates.
Why Years of Lease and Permit Work Fit a PCS Move
Rudy worked in telecom real estate for about 12 years before he became a Realtor®. Every cell site he handled moved through a fixed order of steps, from the lease to the permits, and one late step held up the rest. He plans a PCS sale with that same sense of sequence.
A PCS move has a similar shape. Your orders set the report date, while the lender, the appraisal, escrow, the title company and your household goods each run on their own clock. Rudy lays those dates side by side and works backward, so a tight spot can show up early. If the sale and your move don’t line up, he walks you through the fallbacks in this site’s PCS guide. One is a rent-back, where you stay a short time after closing. Another is renting the home out with a property manager if it hasn’t sold by your report date.
Selling from a distance is routine on a PCS move. Rudy films and edits his own listing videos, so buyers can see your home on video after you’ve left. Many closings use a mobile notary or e-signatures, and he helps you ask your title company early which steps you can sign from afar and which need you there in person.
How It Works When Orders Set the Calendar
- Send Rudy what you know so far: your orders date, report date and any household goods windows. You can book a 15-minute call or take the Home Strategy Quiz, and he reads every answer himself.
- Line up a lender who works with VA loans for a pre-approval. The VA says your lender may be able to request your Certificate of Eligibility for you.
- Rudy sketches a timeline from today to your report date, with room in case the appraisal or underwriting runs long.
- If you’re buying from out of town, you can see homes by video first. If you’re selling, you get a plan for photos, video and showings while you’re away.
- Well before your report date, you pick a backup plan together, such as a rent-back or a rental, and confirm with your title company which steps you can sign remotely.

Questions about working with Rudy
Can I start buying before I get to San Diego?
Yes. A VA pre-approval doesn’t require you to be here, and Rudy can show you homes by video and send you details. If you take a house-hunting trip later, you can spend it choosing between homes instead of starting the search.
I have to sell before I PCS out. What should I gather first?
Start with your report date, a recent mortgage statement and a sense of whether you’d keep the home as a rental if time runs short. Your lender can explain how selling or renting affects your VA entitlement. A CPA can speak to the tax side.
Is this site part of the VA or the military?
No. VA Benefits Real Estate isn’t affiliated with the VA or any government agency. Rudy is a real estate agent, and VA-backed loans come from private lenders, such as banks, mortgage companies and credit unions.
