Sell or Rent Before a PCS? A Countdown for Either Plan

Keep the home as a rental or sell it after you move? Enter your report date to get dated steps for either plan, from property manager interviews to listing from your new station.

OWNER PLANNING · NOVEMBER 2026

You do not have to sell before you leave on orders. Renting the home out and selling from your next station both work, and this countdown dates the steps for each, plus selling before you go if that fits better.

Your entries stay in this browser, and nothing reaches Rudy unless you send the form. The dates are estimates; your orders, your lease or purchase contract and your escrow officer decide the real ones.

Keep it, rent it or sell it? If you are torn, the Home Strategy Quiz sorts out your options in about a minute.

Talk to a lender. Rates, loan programs and approvals come from lenders, not from websites or real estate agents. Talk to your own mortgage broker, or use our preferred lender, Point Mortgage Corporation (NMLS #231073), at (619) 475-4095. You are always free to choose any lender you like, and you can verify any lender’s license at nmlsconsumeraccess.org.

Where the dates come from

The countdown takes your report date and backs out the travel and leave days to find the day you go. A rental plan starts with property manager interviews 60 days before that. Selling after the move lists the home 7 days after you leave, then adds the days to an accepted offer (Zillow's San Diego metro average for days to pending, which was 53 days for the week ending October 24, 2026) and 30 days of escrow. Selling before you go runs those same pieces in reverse from a closing set a few days ahead of your departure. Each one is a planning choice you can change, and holidays are left out.

Questions to ask a property manager

  • What are the monthly fee and the lease-up or placement charge?
  • Can I see your tenant screening rules in writing?
  • What repair amount can you approve without calling me?
  • How, and how often, will you report to me?
  • How do you handle a vacancy between tenants?
  • Who holds the keys and the vendor contacts?

If you are settled somewhere new, the sale can still run smoothly from there. Our Selling From a Distance guide covers keys, showings, repairs and signing, with a checklist you can print.

VA loan basics for owners who move

Keeping the home keeps the entitlement on that loan in use. VA.gov restores it once the home has sold and that loan is paid off, when a qualified Veteran buyer takes over your loan and puts up their own entitlement, or once, when you repay the loan and keep the house. The request can be made online, by your lender, or by mail on VA Form 26-1880. Assumptions are approved by the servicer and the VA, not by the buyer or seller.

Renting first, and taxes

IRS Publication 523 (2025) lets you exclude gain on a home sale if you owned and lived in it for at least 2 of the 5 years before you sell. Renting the home out for a few years can push a later sale outside that window.

Anyone in the uniformed services on qualified official extended duty may choose to pause the 5-year clock for as long as 10 years. That duty means orders for more than 90 days or for an indefinite period, at a duty station at least 50 miles from the home or while living in government quarters under orders. Your tax professional can match it to your dates; to rough out the numbers first, try the Home Sale Tax Exclusion Estimator.

Questions from owners on orders

Is renting it out or selling after I move the better plan?

It depends on whether the rent covers the payment, tax, insurance and HOA, how much equity you have, and whether you might come back. The Keep or Sell Calculator runs those numbers, and the Home Strategy Quiz helps sort out the bigger picture in about a minute.

What does a property manager handle while I'm away?

Typically marketing the home, screening applicants, signing the lease, collecting rent and arranging repairs, then reporting to you. Fees and duties vary, so get them in writing. California fair housing law protects applicants by military or veteran status and source of income, among other things, so screening should follow one written standard for everyone.

If I sell after I leave, how long will the home sit empty?

With the starting numbers (listed 7 days after you leave, 53 days to an accepted offer and 30 days of escrow), closing comes about 90 days after you leave, roughly 3.0 months. Add your monthly payment, tax, insurance, HOA and utilities in the countdown to see the carrying cost.

Does renting first change the tax picture when I sell later?

It can. The home-sale exclusion in IRS Publication 523 depends on 2 years of ownership and use within the 5 years before the sale, and people in the uniformed services on qualified official extended duty can pause that window. Your tax professional can run it against your own dates.
